Why should I hire KC Home

Inspection?

With Kansas City Home Inspection, you get the benefit of a structural engineer at every inspection.

What areas of Kansas/Missouri do you

perform home inspections?

Kansas City Metro and surrounding areas (generally, within 45 min. of the city).

When are you available?

Inspection times are 9 AM, noon, and 3 PM Monday through Friday.

How much do you charge for a Home

Inspection?

General whole home inspections start at $395 for houses less than 3000sf. (We prefer that you call for an exact price concerning larger homes, out buildings, etc.) Radon Testing = $125 Termite Inspection = $65 Structural Engineer Report = $350 Walk-through Consultation = $175

How long does a home inspection

take?

Typically, two hours. However, this can vary depending on the size and condition of the home.

Can I be present at the house during

the home inspection?

Absolutely! This will allow you to see the home inspection process, learn about home maintenance, and discuss specific questions or concerns you may have about the home. It is not uncommon for clients show up near the end of the inspection to hear the overview. It is also not an issue if you are unable to attend, because you will receive a detailed written report.

When is payment due?

Payment is required at the time of inspection. The preferred payment method is check, but payment can also be made with cash, money order, credit, or debit card.

What is a structural engineer-specific

inspection?

The engineer will visually evaluate the home and look for anything that could indicate a structural issue. This includes drywall cracks, unlevel floors, sagging framing, cracks in foundation walls, exterior grading, and drainage, etc. The structural report is a summary of existing conditions and areas of concern that may or may not need repairs.

What is a walk-through consultation?

“Walk-Through Consultation” means we will perform a limited visual walk through of the property and discuss with the client our observations. During these walk-throughs we focus on the structure and look for potential red flags. We can also answer any questions that the client might have about the roof, HVAC, electrical, etc. These walk-throughs take approximately 30- 45 minutes and do not include a written report. A walk-through consultation is not a home inspection. We always recommend a whole house inspection to fully evaluate a home, but in this current market hopefully it will give a buyer more confidence in their home purchase offer.
